STEP 3:

Video Calls & Due Diligence

We’ll walk you through each opportunity, answer your questions, and help you assess whether it’s the right move.

STEP 4:

Negotiation & Heads of Terms

Once you’ve chosen a property, we negotiate terms and get heads of terms agreed with the seller.

STEP 5:

Legal Process & Completion

We’ll liaise with your solicitor, chase progress, and support you through to completion.

STEP 6:

Asset Management Plan

Once you own the property, we’ll deliver a strategic plan showing you how to maximise its value going forward.

PRICING

Our Sourcing Fee is based on the property purchase price:

  • £24,750 + VAT for properties up to £750k
  • £27,500 + VAT for properties £751k – £1.2m
  • £35,000 + VAT for properties over £1.2m

The fee is payable in three stages:

  • 40% on instruction (non-refundable)
  • 30% on instruction of solicitors
  • 30% on completion of purchase

Fees can be paid via SIPP/SSAS if you’re investing pension funds.

WHY THIS IS WORTH MORE THAN BASIC SOURCING

Most property sourcers find you a deal, take their fee, and disappear.

You’re left figuring out the legal process on your own. And once you complete, you’re staring at a property with no clear plan for how to actually maximize its value.

That asset management plan alone can add tens (or hundreds) of thousands in additional value. It’s not uncommon for our clients to increase a property’s value by 20-40% through paper-based strategies we outline in the plan.
